According to Rightmove, the price for a house coming onto the market is at an all time high for the second month in a row!
The average selling price for a house is now at £294,542 which is £191 more then last months making the price index at a small 0.1% asking price rise.
Due to affordability constraints, mortgage approvals and general summer slowdown, there is still a drought in property sales.
Rightmove say that they see the biggest demand in excess supply and that the shortage is more keen for smaller homes with 2 bedrooms or less.
The highest number of property enquiries is for houses with 2 bedrooms or less, especially with first time buyers. This type of property ( 2 beds or less) sees 24% more enquiries then any other property type such as larger houses with 3 or 4 bedrooms. Smaller units benefit from demand from not only first-time buyers, but also downsizers and buy-to-let investors.
Rightmove states that visits to its website and enquiries to estate agents are up by 22 in June compared to this time last year, despite the fact that the number of properties coming to market is running at a weekly run-rate 10.6 per cent below the same period in 2014.
Rightmove says there are “signs of buyers hitting their affordability ceilings” thanks in part to a continuing shortfall in the number of new homes being built.

Be aware of online fees when selling your home online
You will find there is many estate agents have hidden fees and costs when you come to sell your home online so it's important you research fees before you sign up or agree to anything. If there are hidden fees you're unaware of, you could potentially end up paying more than what you would pay on the high street, or less so be sure to check your chosen estate agents fees!
Not only will your research help you to chose the most cost effective estate agent for you but it will also helps you to choose from ones that are charging way to high compared to your budget. You may end up paying way more for something you do not really need, however most estates will have different costs and fees so find one you think is right, meets your requirements and your budget. You may find some estates charge £59 for a EPC (energy performance certificate which is a legal requirement when selling your home) while others charge £95.
Once you have your research on fees from different estate agents you can then if you want try to negotiate a better price with them. You will find most of them wont want to lose your business just because you want a cheaper fee or cheaper EPC, so ask away it could save you money!

Open House's Top Tips to Sell your Home
5 Top Tips on Presenting you Home for a Sale:
The front garden- is the first thing that a viewer will see when they come to visit a property, which makes it vital that the property makes a possessive first impression. This can be done by simply mowing the lawn or adding cheap garden features like statues or out door lighting to help make your garden seem much more attractive.
Get rid of clutter- clustered rooms can often shrink the size of a room and make it to seem much smaller than it is, thus try not to have more than 3 large ornaments in one room to help prevent the room from having a claustrophobic atmosphere. This simple change can help to widen up a room and appear to have much more space, which is often very requested by buyers.
Hide the pets- although your cats and dogs may be your pride and joy often they can but clients off a property due to them not being animal people and worrying what they may have damaged in the property. On the other hand, pet lover may become distracted by the pet and not focus on the home itself. Overall, its better to hide pets when selling your home.
The back garden- is one of the most important parts of a house for some people as many like a big spacious garden for their children or for summer BBQ's, so by simply mowing the lawn or tidying up can help a buyer become more attracted to your property.
