Open House say asking prices are up according to Rightmove

According to Rightmove, the price for a house coming onto the market is at an all time high for the second month in a row!

The average selling price for a house is now at £294,542 which is £191 more then last months making the price index at a small 0.1% asking price rise.

Due to affordability constraints, mortgage approvals and general summer slowdown, there is still a drought in property sales.

Rightmove say that they see the biggest demand in excess supply and that the shortage is more keen for smaller homes with 2 bedrooms or less.

The highest number of property enquiries is for houses with 2 bedrooms or less, especially with first time buyers. This type of property ( 2 beds or less) sees 24% more enquiries then any other property type such as larger houses with 3 or 4 bedrooms. Smaller units benefit from demand from not only first-time buyers, but also downsizers and buy-to-let investors.

Rightmove states that visits to its website and enquiries to estate agents are up by 22 in June compared to this time last year, despite the fact that the number of properties coming to market is running at a weekly run-rate 10.6 per cent below the same period in 2014.

Rightmove says there are “signs of buyers hitting their affordability ceilings” thanks in part to a continuing shortfall in the number of new homes being built.

Does the Mortgage Market Review have some benefits?

Undoubtedly, the Economic Crisis of 2008 has had a large impact on the property market and has made it much harder for people to buy homes. People are struggling to be granted a mortgage due to the lack of money in the economy, some estate agents feel that this has had a devastating effect for potential home buyers. Since the 2015 Mortgage Market Review two thirds of estate agents report a decrease in home buyers according to the NAEA.


 According to Mark Hayward, managing director, National Association of Estate Agents:


“A drop in the number of buyers is the direct result of a slow-down in acceptance of mortgages, with it now taking an average of 50 days to receive a mortgage offer. This increases the risk that sales won’t go through and puts unnecessary pressure on any chain transactions.

Sales from First Time Buyers Goes Up!

According to recent surveys and studies carried out by NAEA (National Association of Estate Agents) 26% of house sales in the UK which is just more then a quarter were to first time home buyers in April. Figures show that sales are in fact up by 22% in March, according to Aprils Housing Market Report from NAEA. However due to increasing prices many estate agents are warning it will become harder for first time buyers in the future.

93% of NAEA agents cannot see the potential for first time buyers having substantial cut through in the market in the next 5 years which is quite disappointing if you are in face a first time buyer. Not only this a further 55% of agents recon house prices will continue to increase making it even more difficult for first time buyers and pushing them out of the market.

The managing Director of NAEA has said "‘The market is notoriously tough for first time buyers. House prices continue to increase and lenders have tight and restrictive lending criteria,’ he also explained that ‘Whilst this month’s figures are positive and a step in the right direction, I’d like to think that with the help of 200,000 new starter homes and the Help to Buy ISA, first time buyers will be given even more help to get their foot on the ladder, however these things may take time to come to fruition,’

With the Conservatives who pledge to build 200,000 new starter homes this has created some great news for the housing market. Also 41% of agents believe that with help from the Help to Buy ISA will be very beneficial to first time buyers, giving them a better opportunity to save up for their home.
