Spend More Time, Spend Less Money - Advice for First Time Home Owners

A survey taken out by Which? has shown that out of 1,990 home owners from the British Public, those who spent longer looking into their property before buying got a far better deal than those who bought before the first viewing.

It works like this, taking your time and pacing yourself allows you to find any potential problems with the home. A lot of the time, these problems can be dealt with; problems with the windows, scratches on the walls etc. But finding problems and faults with the properties like the above is almost guaranteed to help you get a reduction of the asking price which you can then negotiate in your favour.

The results speak for themselves, 71% of buyers who spent over an hour and a half in a home they have bought paid below the original asking price, for a variety of reasons. Although in competitive areas especially, it can be difficult to get a longer or second viewing, in most of these cases where buyers spent 10 minutes or viewing their homes, 52% paid the full or in some cases, due to competition, above the asking price.

A shocking 9% of buyers across England and Scotland bought their homes without even going for a viewing. It goes without saying that these buyers did not get what they paid for. Mainly younger, first time buyers spend substantially less time viewing their homes before buying and miss out on checks for things such as cracks and damp. Because of this you are more likely to be spending far more on your first home than you should be.
